Start With Your Strongest Selling Point
Whatever makes your place different, say it first. A hot tub, a rooftop view, five minutes from the beach. Don’t bury it in paragraph three because guests scan. If your best feature is on line four, most people never see it.
Turn Features Into Guest Benefits
A feature is a fact. A benefit is what that fact means for the guest. “Fast Wi-Fi” is a feature. ” Video calls without freezing” is a benefit. Don’t just list what you have. Say why it matters.
- Instead of: “Fully equipped kitchen.” Try: “Cook a real dinner instead of ordering in again.”
- Instead of: “Fenced backyard.” Try: “Let the kids run without watching every step.”
- Instead of: “Air conditioning.” Try: “Sleep cool even in August.”
Organize Your Description for Easy Reading
Guests don’t read top to bottom like a novel. They scan for the pieces that matter to them. Structure helps.
- The Space. What the rooms actually look and feel like.
- Guest Access. What parts of the property can guests use?
- Neighborhood. What’s within walking distance?
- Other Things to Note. Anything else that sets expectations right.
Keep It Short, Clear, and Scannable
Short sentences win. One idea, then stop. Most people skim rather than read every word closely, so give them the whole idea without forcing them to work for it. Most hosts write long sentences strung together with commas or “which.” Break those into two shorter sentences, or split a big paragraph into two or three lines instead. White space makes it easy to read
End With a Friendly Closing
Don’t just stop. Close it out. Keep the description short and warm, not a sales pitch. “Can’t wait to host you” sounds better than “Book now for an unforgettable experience!”

Opening Hook
Your opening hook should be 50 to 100 words. Write two or three sentences. This is your one shot before a guest scrolls past.
[Adjective] [property type] with [your single best feature], just [distance] from [landmark]. Built for [who it’s for], not [what it’s not]. [One short line on the overall feel: quiet street, fast Wi-Fi, and a bed you’ll actually want to stay in].
Describe the Space
To describe the space, the word count should be 150 to 200. Go room by room. Most hosts run out of room in the 500-character summary before they’ve said everything. But this section is where that spillover naturally goes.
- Living area: [e.g., a pull-out sofa, a 50-inch TV, board games on the shelf].
- Kitchen: [e.g., gas stove, French press, island seating for two].
- Bedroom(s): [e.g., queen bed, blackout curtains, real closet space].

Highlight Amenities
One or two sentences. Don’t repeat your amenities checklist; Airbnb already shows that separately. Just name the two or three that actually change someone’s decision.

Explain Guest Access
Aim for 50 to 100 words. Say exactly what’s shared and what’s private. Of the four sections, this is the one guests read most carefully if your place has any shared space at all.

Describe the Neighborhood
Aim for 50 to 100 words. A distance plus a real name beats a vague claim every time. “Close to downtown” means nothing. Six-minute walk to Union Square” means something.
You’re [distance] from [named landmark] and [distance] from [second landmark or transit stop]. [One line on the street or area itself, e.g., “quiet residential block, walkable at night.”]
Add Other Important Details
Short and specific. This is where the real quirks go, the ones a guest wouldn’t think to ask about but would be annoyed to discover at check-in.

What Changed in 2026 and Why Your Listing Needs an Update
Airbnb’s 2026 update expanded natural language search because the search behavior has changed a lot, and most guests search with full questions. With this new update, guests can now type full questions, and Airbnb’s AI matches their description word for word against what they typed.
This is a bigger deal than it sounds. A guest can now type “quiet condo near downtown with parking and fast Wi-Fi” into Airbnb’s search bar. The algorithm reads that sentence and matches it against your description and your checked amenities, not just a keyword or two.
If your description says “great location, lots of amenities” and nothing specific, you won’t match that search. If it says “quiet residential street, free parking in the driveway, fiber Wi-Fi,” you will. Vague descriptions were just being lazy. Now they actively cost you visibility.
Airbnb’s April 2026 Terms of Service update also formally disclosed, for the first time, that the ranking system runs on more than 800 signals per search. Your listing description is one of the few signals you control directly. Photos and pricing matter too, but you can rewrite your description this afternoon. That’s not true of your review history.
The Four Sections of an Airbnb Listing Description (and How to Use Each)
On Airbnb, your listing is divided into four writing sections. There is a summary, a description of the space, information about guest access, and any additional notes that can help guests.
Most hosts only fill out the first section, which is the summary section. But in the next sections, hosts leave the rest blank or thin. That’s a missed opportunity, since guests read all four before booking.
Description Summary
This is the 500-character field at the top. Only 295 characters are shown before a guest taps “show more” on the app. Put your best line first. This is also the field the arXiv study on NYC listings looked at directly. Longer summaries, within reason, performed better. The overly positive tone didn’t move the needle at all.
The Space
No hard character limit here, but don’t turn it into a wall of text. This is where room-by-room detail goes. Bedroom layouts, standout furniture, anything that helps a guest picture the actual rooms. Good listing photos and this section work together. If your photos show a reading nook, mention it here too.
Guest Access
Clearly explain which areas guests can use. For example, “Guests have access to the entire home, the backyard, and the garage.” Or guests can use the private suite and shared kitchen only. “Your listing description has to be clear to avoid confusion during the stay.
Other Things to Note
Use this section for anything guests should know before they book. Mention things like stairs, street parking, or a shared driveway. You can also include helpful neighborhood details, such as nearby public transport, restaurants, or the distance to the airport. Being honest about any limitations helps set the right expectations and leads to a better guest experience.
